Asbestos Surveys and Registers

A key stage in managing asbestos is to identify the location, type, condition and extent of any Asbestos Containing Materials (ACMs). This can be achieved by conducting an asbestos survey. The survey should be in accordance with HSE guidance note HSG 264 which describes two types:

  • Management Survey - A Standard Survey, its purpose is to locate as far as reasonably practicable, the presence and extent of any suspect ACM’s in the building which could be damaged or disturbed during normal occupancy, including foreseeable maintenance and installation, and to assess their condition.
  • Refurbishment and Demolition Survey - A refurbishment and demolition survey is needed before any refurbishment or demolition work is carried out. This survey is used to locate and describe, as far as reasonably practicable, all ACMs in the area where the refurbishment work will take place or in the whole building if demolition is planned. The survey will be fully intrusive and involve destructive inspection, as necessary, to gain access to all areas, including those that may be difficult to reach. A refurbishment and demolition survey may also be required in other circumstances, eg when more intrusive maintenance and repair work will be carried out or for plant removal and dismantling.

The type of survey most appropriate is dependent upon your requirements and the specific circumstances of the property concerned and will be established during the survey planning phase.

The Control of Asbestos Regulations 2012 requires asbestos to be identified and assessed. There is an explicit duty on the employer in occupation to manage the risks from asbestos in their premises.

Project Specific Intrusive Surveys

Redhills will work collaboratively alongside your refurbishment or demolition team on asbestos-related projects ranging from large developments to small soft strips and specific equipment replacement works. Redhills has developed a means of mitigating the impact of asbestos on both cost and programme through our Project Specific Intrusive Surveys and utilising our Project Management Team.

Frequently Asked Questions

How might asbestos affect my planned refurbishment or demolition works? Is my project at risk from delays due to asbestos? If, for example: a contractor is unable to work on site because an asbestos survey is not available, or delayed for an extended period of time awaiting the supply of asbestos information.

How Redhills can help

Most demolition and refurbishment works are time and cost critical. We can help by:

  • Reducing survey costs and timescales
  • We will survey the specific areas where works are planned and produce a document containing marked-up plans, a scope and specification and items for removal (where required). Costs and timescales are therefore kept to a minimum as the usual route of surveying areas not affected by the works is avoided.

The report (including scope and specification) can be sent to you or your representative as a hard copy, CD or via e-mail.
