Redhills currently holds UKAS accreditation under ISO/IEC 17020 for conducting Types 1, 2 and 3 surveys in accordance with HSE guidance MDHS 100. This guidance was superseded on 29 January 2010 by HSG264 ‘Asbestos: The Survey Guide’. UKAS is currently managing a transition period to enable surveying organisations to strengthen their procedures in order to comply with the new Guide, culminating in accreditation being updated to include HSG264 at the end of April 2010 for those organisations who have confirmed that they have made the necessary changes. Until this date no accredited surveying organisation shall be in a position to report surveys undertaken in accordance with HSG264 as UKAS accredited, however confidence can still be obtained from the fact that works are still being conducted by an organisation accredited by UKAS for surveying to the former guide (MDHS100). We have a team of highly experienced, qualified and competent asbestos surveyors, all of our surveyors hold the BOHS P402 Certificate and are fully trained and audited and Redhills is UKAS Accredited to ISO 17020 for Inspection and ISO 17025 for testing and analysis.
Asbestos Surveys and Registers
A key stage in managing asbestos is to identify the location, type, condition and extent of any Asbestos Containing Materials (ACMs). This can be achieved by conducting an asbestos survey. The survey should be in accordance with HSE guidance note HSG 264 which describes two types:
- Management Survey – A Standard Survey. It’s purpose is to locate as far as reasonably practicable, the presence and extent of any suspect ACM’s in the building which could be damaged or disturbed during normal occupancy, including foreseeable maintenance and installation, and to assess their condition.
- Refurbishment and Demolition Survey – A refurbishment and demolition survey is needed before any refurbishment or demolition work is carried out. This survey is used to locate and describe, as far as reasonably practicable, all ACMs in the area where the refurbishment work will take place or in the whole building if demolition is planned. The survey will be fully intrusive and involve destructive inspection, as necessary, to gain access to all areas, including those that may be difficult to reach. A refurbishment and demolition survey may also be required in other circumstances, eg when more intrusive maintenance and repair work will be carried out or for plant removal and dismantling.
The type of survey most appropriate will be dependent on client/property specific requirements and will be established during the survey planning phase.
The Control of Asbestos Regulations 2006 require asbestos to be identified and assessed. There is an explicit duty on the employer in occupation to manage the risks from asbestos in their premises.
Project Specific Intrusive surveys
Redhills will work collaboratively alongside your refurbishment or demolition team on asbestos - related projects ranging from large developments to small soft strips and specific equipment replacement works. Redhills has developed a means of mitigating the impact of asbestos on both cost and programme through our Project Specific Intrusive Surveys and utilising our Project Management Team.
Frequently Asked Questions
Will asbestos affect my planned refurbishment or demolition works?
Is my project at risk from delays due to asbestos? - for example: a contractor on site who is unable to continue work as an asbestos survey is not available, or waiting extended periods of time for asbestos information to be supplied to you.
How Redhills can help
Most demolition and refurbishment works are time and cost critical. We can help by:
- Reducing survey costs and timescales
- We will survey the specific areas where works are planned and produce a document containing marked-up plans, a scope and specification and items for removal (where required). Costs and timescales are therefore kept to a minimum as the usual route of surveying areas not affected by the works is avoided.
The report (including scope and specification) can be sent to you or your representative as a hard copy, CD or via e-mail.
